본 연구의 목적은 바람직한 도시공간구조로 제시되는 압축도시의 특성요인들이 사회적 지속가능성과 어떠한 관계가 있으며, 어떠한 영향을 미치고 있는지를 분석하는 데 있다. 이를 위해 2005년 기준 국내 84개 도시를 대상으로 압축도시 특성요인별 사회적 지속가능성과 상관분석, 다중회귀분석을 실시하였다. 분석결과, 압축도시 특성요소들은 사회적 지속가능성과 유의미한 상관성이 있음이 확인되었다. 또한, 압축도시 특성요소 중 밀도, 집중성, 압축개발은 사회적지속가능성에 정(＋)의 영향을 미치고 있으며, 직주비율이나 혼합토지이용은 부(－)의 영향을 미치고 있는 것으로 나타났다. 종합적으로 압축도시 특성요소가 사회적 지속가능성 증진에 기여할 수 있으나, 혼합이용(직‑주, 토지이용)시 기능간 상충으로 사회적 지속가능성을 저해할 우려가 있음으로 이에 대한 계획적인 관리가 필요한 것으로 사료된다. 특히, 주거와 관련하여 압축적 도시공간하에서는 충분한 주택공급이 용이치 않고, 소득보다 높은 주택가격 등 적정한 가격의 주택이 공급되지 못하는 것으로 나타났다. 이에 압축적인 도시 환경에서 주거문제 해결을 위해서는 소형주택의 공급과 임대주택 등 도시적인 특성에 맞는 주택유형에 대한 공급을 지원할 필요성이 있으며, 용도나 기능과 혼합배치가 이루어질 경우 주거환경의 침해와 같은 부정적인 영향이 발생할 수 있다. 따라서 혼합적 토지이용 비율이 높은 지역이나 직장비율이 높은 지역의 경우, 기능간 조화를 이룰 수 있도록 충분한 검토가 이루어져야 할 것으로 사료된다.
Abstract
The purpose of this study is to examine the effects of compact city‘s characteristics on social sustainability. Research question is whether spatial factors of compact city promote social sustainability, and which factors of compact city have negative or positive effect on the social sustainability. Based on data from 84 cities in Korea, multiple regression analysis was used to analyze the effect of compact city's factors on the social sustainability. Findings are as follows. First, characteristics of compact city have significant correlation with social sustainability and the influence of compact city's characteristics on social sustainability are both positive and negative. Second, high density, concentration, compact development(infill development) have positive relationship with social sustainability. However, job-housing ratio and mixed land-use affect social sustainability negatively. Third, characteristics of compact city have negative effect on the housing sector. The result of the study suggests that compact city characteristics are usefull to promote social sustainability, however care needs to be taken using mixed land use for social sustainability because of some contradictory results of the analysis.
