Abstract
This research explores how the rail+property development model(R+P development model) has effectively contributed to the railway-oriented area development of Hong Kong. Favorable urban planning policy supports exclusive land grant, effective planning and development process and control procedures to the Metro Transportation Railway Corporation(MTRC) seeking to maximize the synergy from the stages of project inception to completion. The model enables MTRC to develop high-quality real estate projects that contain appropriate land use diversity and attractive layout design and integrate well with the railway facilities at the appropriate locations at the marketable timing. In Korea, the extent in which the success of the R+P development model can be replicated depends on whether all legal procedure and planning system, specific guidelines are in place as the R+P development model contains the policy, process and organization and finally the project.
