본 연구의 목적은 고속철도역 복합개발과 역세권 성장 간 구조적 상호 영향 요인을 추출하고, 경로분석에 따른 정책적 시사점을 제시하는 것이다. 특히, 고속철도역과 역세권이 지역 거점으로서 물리・공간적 지속발전을 구현하기 위한 주요요인을 제안하고자 하였다. 먼저, 분석의 틀을 수립하기 위해 문헌고찰과 선행연구, 표적집단면접법(FGI)을 통해 측정변수를 도출하였다. 측정변수가 동일한 구성 개념을 측정할 수 있는지 요인분석을 진행한 후 신뢰도를 검증하였다. 중심 독립변수는 역세권 성장의 종속변수와 매개변수를 활용한 간접효과에 정(+)의 영향을 미칠 것으로 가설을 설정하고, 이에 대한 연구모형을 제시하였다. 가설 검증을 위한 구조방정식모형분석을 통해 각 변수 간 영향관계를 파악하였으며, 각 측정변수 간 경로분석을 실시하여 유의적인 관계를 검증하였다. 중심 독립변수와 종속변수 간 매개변수의 유의성 분석을 통해 정책적 방향성을 제언하였다. 본 연구를 통해 고속철도역과 역세권의 도시재생과 연계한 통합 개발, 연관 산업 유치, 공간콘텐츠, 개발주체의 역량 강화와 관계자 간 협력체계 구축 등을 제시하였다. 이러한 결과는 향후 고속철도역 복합개발 시 기본계획에서부터 실시계획까지 추진사업의 효율성과 실효성을 제고시키는 기초자료로서 연구효과를 기대할 수 있을 것이다.
Abstract
The purpose of this study is to extract structural mutual influencing factors between the complex development of high-speed railway stations and the growth of the station area, and to present policy implications according to route analysis. In particular, it was intended to propose major factors for realizing physical and spatial sustainable development as regional bases for high-speed railway stations and station areas. First, measurement variables were derived through literature review, prior research, and target group interview (FGI) to establish a framework for analysis. The reliability was verified after factor analysis was performed to see if the measurement variables could measure the same constituent concept. The central independent variable was hypothesized to have a positive (+) effect on the indirect effect using dependent variables and parameters of the growth of the station area, and a research model was presented. The influence relationship between each variable was identified through structural equation model analysis to verify the hypothesis, and a significant relationship was verified by conducting path analysis between each measurement variable. Policy direction was suggested through the significance analysis of the parameters between the central independent variable and the dependent variable. Through this study, integrated development in connection with urban regeneration in high-speed railway stations and station areas, attracting related industries, strengthening the capabilities of spatial contents, development entities, and establishing a cooperative system between related parties were proposed. These results may be able to provide a research effect that provides the basis for enhancing the efficiency and effectiveness of the implementation project from the basic plan to the implementation plan in the future when developing a complex high-speed railway station.
