주택가격 수준별 주거만족도 영향요인 분석 - 베트남 하노이시 아파트를 중심으로 -

초록

본 연구는 주거만족도에 대한 국외연구의 필요성에 따라 베트남 하노이시의 아파트 거주민을 대상으로 주거만족도의 영향여부와 정도를 주택지대별로 분석하였다. 분석을 위해 주택지대를 고가주택지와 저가주택지로 구분하여 이를 가장 잘 대표할 수 있는 사례를 선정하고 약 2개월 동안 설문조사를 실시하였다. 분석결과 첫째, 고가주택지가 저가주택지보다 주거만족도가 높은 것으로 나타났다. 이는 국·내외 선행연구 결과와도 일치하는 것으로 고가주택지는 저가주택지에 비해 지불능력이 우수한 거주민으로 구성되어 있어 주거만족도가 낮아진 경우 거주이동이 자유롭기 때문인 것으로 보인다. 둘째, 주택지대에 따라 주거만족도에 미치는 영향요인을 분석한 결과 주택지대별로 차이를 보였다. 구체적으로 거주자특성별로는 고가주택지에서는 교육수준이 높은수록, 저가주택지에서는 낮을수록 주거만족도가 높은 것으로 나타났으며, 점유유형은 모든 주택지에서 자가인 경우가 임대인 경우보다 주거만족도가 높은 것으로 분석되었다. 주거환경변수에서도 고가주택지는 환경적요인 및 접근요인에 영향을 받는 반면, 저가주택지에서는 환경적요인 및 사회적요인에 의해 영향을 받는 것으로 나타났다. 셋째, 주택지대에 따라 주거만족도 영향요인의 영향력을 분석한 결과 주택지대별로 차이가 있음을 확인하였다. 본 연구를 통해 베트남의 주거문화를 간접적으로 추론하고, 나아가 베트남 사회를 이해하는데 기초자료로 활용할 수 있을 것으로 기대한다.

Abstract

This study analyzed the influence of residential satisfaction by housing price level in apartment residents, Hanoi, Vietnam as there was a need to conduct a study overseas on residential satisfaction. For this analysis, this study divided the housing price level into high priced level and low priced one, selected the cases representing this best, and conducted a survey for about 2 months. As a result, first, it appeared that residential satisfaction was higher in high priced housing than in low priced one. This result is consistent with the domestic and overseas preceding studies. It is because in the high priced housing, they mostly consist of the residents who have an excellent payment capacity compared to the low priced one, and if their residential satisfaction gets lower, they can move as much as they want. Second, as a result of analyzing the influencing factor on residential satisfaction by housing price level, it was found that each housing price level showed a difference. To look at the characteristics of resident, specifically, it appeared that in case of high priced housing level, the higher the education level, the higher the residential satisfaction and in case of low priced one, the lower the education level, the higher the residential satisfaction. To look at the type of occupation, it appeared that in both housing price level, the residential satisfaction was higher in one’s own house than in rental house. With respect to the residential environment variable as well, the high priced housing zone was influenced by the environmental and access factors and the low priced housing was influenced by environmental and social factors. Third, as a result of analyzing the influence of residential satisfaction factor by housing price level, it appeared that each housing price level showed a difference. This study is expected to be used as the basic data for indirectly reasoning the Vietnamese residential culture and further understanding the Vietnamese society.
