비수도권가구의 이사계획 및 수도권이주에 대한 가구특성분석

본 연구는 거주지가 비수도권인 가구를 대상으로 2년 이내 이사여부와 수도권으로 이사를 갈 것인가에 대한 의사결정이 동시에 이루어짐을 감안하여 표본선택 이변량 프로빗 모형을 사용하여 분석하였다. 주거실태조사 5개년도 자료를 통해 가구주특성, 가구원특성, 주거특성, 경제특성으로 나누어 비수도권가구의 이사계획과 수도권으로의 이주에 미치는 가구특성을 실증분석하였다. 그 결과 비수도권에서 수도권으로 이주를 계획하고 있는 가구는 젊고 대졸이상의 학력을 지니고 있는 가구일수록 이주할 확률이 큼을 알 수 있다. 가구원특성 관련하여서는 학령기자녀의 경우 이사계획과 수도권으로의 주거이동에 모두 유의한 영향력을 보였다. 주거특성의 경우 점유형태는 임차로, 주택유형은 아파트에 거주하고 있는 가구일수록 수도권으로의 이사확률이 높고, 가구소득이 높을수록, 주택자산비중이 높을수록 수도권이주확률이 커짐을 알 수 있다. 본 연구결과 비수도권가구의 수도권으로 주거이동이 자녀교육과 영향을 가질 수 있음을 보여주며, 젊은 고학력의 소득여력 있는 가구들이 수도권으로 주거이동할 확률이 높음을 보여준다. 결국 비수도권에 거주하는 고학력 젊은 가구의 수도권으로의 가구유출은 지속될 수 있다.
Abstract
This study empirically analyzed the factors affecting the residential mobility plan of households in the non-capital area, and migration to the capital area through the five-year Korea Housing Survey by bivariate probit model with sample-selection. According to the results of this study, the significant characteristics of households that are planning to move to capital areas are as follows: Younger households, rental households in the non-capital area, households with school-aged children, households with a high income and housing wealth. These findings show that the residential mobility plan to the capital area from non- capital area can have influences with their children's education, and that young and higher-educated households are more likely to move to the capital area. Considering these characteristics, the housing and the urban policy of the capital area and the non- capital area should be applied differently.
