표본선택이변량 프로빗모형을 이용한 지역내외 주거이동특성분석 － 고령·교육·결혼·직장특성을 중심으로－

본 연구는 자녀의 학교, 가구원의 학력 등 교육특성, 혼인특성, 소득의 변화, 가구주 및 가구원의 고령특성, 그리고 가구주 및 가구원의 직장특성을 주요변수로 하여 주거이동확률과 지역 내 또는 지역외 주거이동 하는데 미치는 영향을 분석한다. 분석을 위해 주거실태조사 2012년 자료를 활용하여 이변량 프로빗모형으로 분석한다. 분석결과 고령가구특성 중 가구주 연령, 취학/미취학자녀, 가구주 및 배우자 그리고 가구원의 직장이 주거이동을 할 확률이 높았다. 반면 주거이동한 가구 중 고령특성은 가구주가 고령일수록(53세 기준), 고령가구원이 있는 경우, 교육특성에서 미취학자녀가 있는 경우, 소득특성에서 총소득이 높을수록, 직장특성에서는 가구주 및 배우자의 통근시간이 길수록 지역 외 이동을 할 확률이 높았다. 분석결과를 통해 Rossi(1955)의 생애주기모델에서 주장하는 것처럼 가구는 생애주기에 따라 단계적으로 주거이동을 하게 됨을 알 수 있다.
Abstract
This study investigates effects of factors influencing residential mobility rates and movement within and outside of the region. The factors considered as main variables are: children's education and turnover; changes in income; and overall consideration of the aging and the burden of housing costs. This study employs a bivariate binomial probit model with sample selection using Korea Housing Survey 2012 dataset. The result of the analysis has shown that the age of the head of the household, the presence of elderly household members, preschool children and the workplace of the head of the household or their partners’ or members of the households’ increased chances of moving. On the other hand, among those households which have moved, a number of characteristics have increased the chances of moving out of the region. Those characteristics are : older the head of the household; the presence of elderly household members, presence of preschool children, higher the total household income and longer the time takes to get to the workplace. From the result of the analysis, we were able to see housing mobility follows the Life Cycle Model of Rossi(1995).
