점포겸용 거주자의 주거 및 커뮤니티 만족 결정요인에 관한 연구

커뮤니티 의식은 주거 지역에 대한 거주자의 애착심과 지역에 대한 만족감의 결과로 좋은 주거 지역을 형성하기위한 중요한 요인이다. 하지만 이러한 중요성에도 불구하고, 도시의 공동체성은 점차 약해지고 있다. 또한 단독주택은여전히 주택 유형의 높은 비중을 차지함에도 불구하고, 선호도 저하로 인해 사회적 관심에서 멀어지고 있다. 이에본 연구는 단독주택이 가지는 커뮤니티 의식에 아파트의 편의성을 결합한 형태로 점포겸용 주택을 이해하고, 거주자의주거 및 커뮤니티 만족도 영향요인을 분석하였다. 그 결과 거주자의 만족도를 높이기 위해서는 근린시설의 개선과주택의 물리적 관리에 대한 보조가 필요한 것으로 나타났다. 즉, 이러한 부분에서 개선이 진행된다면 노후화된 단독주택지에 점포겸용 주택이 효과적인 선택지로 제시될 수 있으며 아파트 위주의 제한적인 주거 형태에 좋은 대안으로기능할 수 있을 것이다. 본 연구는 주거정책에서 소외된 거주자들의 주거 욕구를 파악하고, 개선방안을 제시하였다는점에서 의의를 갖는다.
Abstract
A sense of community results from residents' attachment to and their satisfaction with the area, and is an important factor in forming a good residential area. Despite this importance, however, the community properties of cities are gradually weakening. In addition, single-family homes still account for a high proportion among housing types, but they have been alienated from social attention due to a decline in preference for them. In this context, this study understands “dwelling with shop” as a combination of a sense of community inherent in detached houses and the convenience of apartments, and analyzes factors influencing residents’ dwelling satisfaction and community satisfaction. The results showed that the enhancement of residents’ satisfaction required improvement in neighborhood facilities and assistance in the physical management of houses. In other words, if improvements are made in terms of them, dwelling with shop can be suggested as an effective option for aged single-family homes and can serve as a good alternative to limited apartment-oriented housing. This study is meaningful in that it identified housing needs of residents alienated from housing policy, and suggested improvements.
