아파트 커뮤니티가 주거만족도 및 지속거주의사에 미치는 영향에 관한 연구

아파트에 있어 커뮤니티는 공간 및 시설적인 측면과 이를 공유하는 사람들 간의 정서적 측면이 결합 된 개념이라고 볼 수 있을 것이며, 커뮤니티에 관한 연구는 이를 종합적으로 고려해 이루어질 필요가 있다. 그러나 커뮤니티에 관한 기존 연구는 커뮤니티 의식에 영향을 미치는 요인을 발굴하거나 주거형태, 주택소유형태 등에 따른 커뮤니티 의식 차이를 비교하는 연구에 그치고 있으며, 커뮤니티를 구성하는 사람들 사이의 관계적 측면과 시설적 측면을 종합적으로 고려하는 연구는 찾아보기 어렵다. 이에 본 연구의 목적은 커뮤니티의 개념을 관계적 측면을 내포하는 정서적 커뮤니티와 물리적 요소를 내포하는 물리적 커뮤니티의 결합으로 정의하고, 이와 관련된 6가지 요소(연대성, 충족성, 안정성, 안전성, 운동시설, 비운동시설)가 주거만족도 및 지속거주의사에 미치는 영향을 실증적으로 분석하고자 한다. 실증분석결과 정서적 커뮤니티의 연대성과 충족성은 주거만족도에 통계적으로 유의미한 영향을 미치지 못하였지만 안정성과 안전성은 통계적으로 유의미한 (+)의 영향을 미치는 것으로 나타났다. 또한 물리적 커뮤니티의 구성요소 중 비운동시설은 주거만족도에 유의한 영향을 주었지만 운동시설은 유의한 영향을 미치지 못하였다. 이러한 분석결과는 다양한 원인이 작용하는 것으로 판단된다. 커뮤니티 시설의 도입에 있어 운동시설은 이제 더이상 특별한 시설이 아니며, 단지 내에 운동시설이 존재해도 보다 전문적이고 체계적인 운동을 위해 외부시설을 이용하는 경우가 많기 때문인 것으로 생각된다. 비운동시설의 경우 건설사에서 마케팅을 위해 특화해 나가는 시설이며, 개인의 여가 및 생활 편의성을 제공하여 주거의 질을 높일 수 있다. 따라서 아파트 커뮤니티 시설의 차별화 요소인 비운동시설이 주거만족도에 유의미한 영향을 주는 것으로 해석된다. 정서적 커뮤니티 및 물리적 커뮤니티의 영향을 받은 주거만족도는 지속거주의사에 (+)의 유의한 영향을 미치는 것으로 나타났다. 이러한 결과는 여러 선행연구의 결과와 일치하는데, 홍성희(2011)는 주거만족 수준이 높을수록 현재 주거지에 사는 것에 대한 선호가 높다고 하였으며, 곽인숙(2011)은 주거만족도가 높을수록 초고령기에도 현재의 주거지에 계속 생활하기를 희망한다고 분석한 바 있다. 본 연구의 결과는 다음과 같은 기여점을 가진다. 첫째, 아파트 커뮤니티에 관한 연구에 있어 정서적 개념과 물리적 개념을 종합적으로 고려하여 연구를 수행함으로써 관련 연구를 심화한 학술적 기여가 있다. 둘째, 아파트 커뮤니티의 활성화를 도모하는 정책입안자 및 효율적인 커뮤니티 도입을 고려하는 주택공급자들에게 있어 실수요자들의 의사 및 영향력에 관한 직·간접 적인 정보를 제공하는 실무적 기여가 존재한다.
Abstract
In this study, the concept of community is defined as the combination of emotional and physical communities. nd the effects of these factors on residential satisfaction and persistent residential intentions. Based on the previous research, the data collected through questionnaires were used to analyze the local consciousness, and four factors such as sense of solidarity, satisfaction, stability and safety were derived and used as variables. The physical community selected and categorized various facilities on the basis of the data of the community facilities and the data of the construction companies. Empirical analysis shows that stability and safety have a statistically significant effect on occupant satisfaction. However, solidarity and fulfillment did not. Solidarity and fulfillment measure the relationship between me and people. Stability measures the relationship between space and me. Therefore, the satisfaction of the residents is more important than the comfort and stability of the individual, not the relationship between the people. Safety has also been analyzed to have an effect on the satisfaction of the residents. As the social interest in the safety related events and disasters has increased, the factor of safety has been emphasized and it has been considered to be a factor affecting the satisfaction of the residents . Housing satisfaction is influenced by factors such as internal comfort and stability rather than actively participating and enhancing solidarity among outside residents. As the social interest in various accidents such as accidents, accidents, disasters and disasters increased, safety factors became important and safety factors seemed to be closely related to residential satisfaction.
