서울시 젠트리파이어의 주거이동 패턴과 이주 결정요인

젠트리피케이션은 물리적 개선 뿐만 아니라 중산층에 의한 사회적 상향 필터링을 말한다. 젠트리피케이션의 행위 주체자로서 신흥 중산층이라 일컫는 젠트리파이어는 인구·사회학적 특징과 독특한 문화적 속성을 갖고 있다. 본 연구는 서울을 대상으로 젠트리피케이션을 설명하기 위해 젠트리파이어에 초점을 두고, 이들이 어디로, 왜 주거이동을 하는 가를 분석하였다. 본 연구에서는 일반인 이주자에 비해 젠트리파이어 여부를 결정하는데 영향을 미치는 주거이주 결정요인들을 분석하기 위해 위계적 일반화 선형모델을 사용하였다. 이 모델은 주거이주에 영향을 주는 1수준의 개인특성과 2수준의 지역특성의 위계구조를 갖는다. 모델의 추정결과 총 이주자 가운데 젠트리파이어일 확률은 7%로 추정되었다. 또한 이주자 가운데 젠트리파이어 여부를 결정짓는데 영향을 준 개인특성 변수로는 성, 연령, 결혼상태, 주택소유, 주거면적 등이 매우 유의미하게 나타났으며, 지역특성 변수로는 문화시설, 신규주택 비율, 생산자서비스업비율, 최대지가 변화율, 5년간 재개발가구수가 유의미하게 나타났다. 따라서 서구 도시에서 나타난 결과와 마찬가지로 서울에서의 젠트리피케이션도 지대격차와 후기산업사회 논제에 의해 설명될 수 있다. 그러나 젠트리피케이션은 사회적 양극화와 분리 및 저소득층의 붕괴를 가져올 수도 있으므로 향후 젠트리피케이션의 사회적 영향력에 대한 연구가 이루어져야 할 것이다.
Abstract
Gentrification which is referring to the revitalization of inner city area implies both physical renovation and social up-filtering by the middle class. Gentrifiers who are called as the new urban middle class have their distinctive socio-demographic characteristics and cultural propensities. In order to explain gentrification in Seoul, this study is focused on the gentrifiers and tried to analyze where, and why they are willing to immigrate. This study aims to explore the characteristics of the gentrifires and to identify the major determinants of their status compared to ordinary migrants in the residential mobility process. In order to analyze the factors that affect on gentrifier’s status of the migrants, hierarchical generalized linear model (HGLM) is adopted. HGLM consists of the hierarchical two level data system concerning personal characteristic variables and regional characteristic variables. The major findings are as follows: First, it is estimated that about 7 out of 100 migrants are gentrifiers. Secondly, sex, age, martial status, housing ownership, and housing size are significant predictors at the individual level, and cultural facilities, percentage of new housing, the ratio of FIRE industry, maximum land value change, and number of households supplied by redevelopment projects at the regional level are also important factors in determining the status of the gentrifire. Thus, like the results of western cities, gentrification in Seoul may be explained by post-industrial city status and rent gap theses. Since social polarization, segregation and fragmentation of low-income residents may be occurred in gentrification process, further research needs to analyze the social impacts of gentrification.
