Abstract
This paper analyses some features that appeared in the economic growth of Busan. They can be summarized as follows. First, there is the gravitation of physical capital from Busan to Seoul, while the centralization of human capital is not shown. Second, the relative wage of Busan to Seoul explains the relative population of Busan to Seoul negatively, while the relative house price of Busan to Seoul accounts for the relative population positively. Third, human capital difference does not amount for the labor productivity difference between Busan and Seoul. Fourth, in Busan, industrial production is positively correlated with labor productivity but not with house prices. In Seoul, industrial production is positively correlated with labor productivity and house prices. Fifth, the Jeonse-price of Busan is deeply associated with the house price in Busan, while the Jeonse-price of Seoul is related to the labor productivity of Seoul.
