연구 목적: 본 연구는 가계금융복지조사 자료를 활용하여 부동산 투자의향이 있는 사람들의 투자목적과 선호의 통합적 유형을 도출하고 관련요인을 분석하는 데 목적을 두었다연구 방법: SPSS 25.0, M-plus 8.0 프로그램을 활용하여 투자목적 및 선호 유형을 도출하기 위해 잠재계층분석을 실시하였고, 도출된 유형과 관련이 있는 요인을 확인하기 위해 교차분석(-test)을 실시하였다. 연구 내용: 먼저 잠재계층분석을 활용하여 부동산 투자 관련 특성을 유형화한 결과, ‘미래수익목적 및 수익형부동산 선호 집단’, ‘자가목적 및 아파트 외 주거용 선호 집단’, ‘자가목적 및 아파트 선호 집단’, ‘미래수익목적 및 아파트 선호 집단’, ‘미래수익목적 및 토지 선호 집단’으로 구분되었다. 결론 및 제언: 교차분석을 통해 응답자의 개인적 특성과 경제수준에 따라 부동산 투자의 목적 및 선호 유형이 어떻게 상이해지는지를 분석함으로써 부동산의 학문적 기여와 부동산 개발 및 공급 전략을 위한 기초자료를 제공하였다는 점에서 연구의 의의를 갖는다.
Abstract
The purpose of this study was to derive an integrated type of investment purpose and preference of people who intend to invest in real estate and to analyze related factors. A latent class analysis (LCA) was conducted to derive the investment purpose and preference types and a -test was conducted to confirm the factors related to the derived types using the SPSS 25.0 and M-plus 8.0 programs. First, as a result of categorizing real estate investment-related characteristics using latent class analysis, it was classified into ‘future income purpose and income producing real estate preference group’, ‘own purpose and residential purpose (other than apartment) preference group’, ‘own purpose and apartment preference group’, ‘future profit purpose and apartment preference group’ and ‘future profit purpose and land preference group’. This study provides basic information for the academic contribution of real estate and real estate development and supply strategies by analyzing how the purpose and preference type of real estate investment differs according to the individual characteristics and economic level of the respondent.
