자녀세대의 주택 취득에서의 부의 대물림 현상 연구

본 논문은 부모의 주택소유 여부가 자녀가구의 주택 취득에 어떠한 영향을미치는지를 분석함으로써 자녀세대의 주택 취득과정을 통해 부의 대물림 현상이 발생하는지 실증하고자 했다. 이를 위해 노동패널자료를 이용하여 카플란마이어 생존곡선 추정과 콕스비례위험분석을 수행하였다. 분석 결과, 자녀의 주택취득 확률은 부모가 자가인 경우가 그렇지 않은 경우보다 높았으며과거보다 최근에, 비수도권보다 수도권에서 그 영향이 더욱 큰 것으로 나타났다. 주택을 구입함에 있어 자녀 세대의 총소득보다 부모의 자가 여부가 주요한 요인이고 이러한 영향이 시간이 흐를수록 더욱 커진다는 분석 결과는 한국사회에서 부의 대물림이 작동하는 중요한 기제가 바로 자녀의 주택 구입이고 이러한 기제는 시간이 흐를수록 강화되고 있다는 것을 암시한다.
Abstract
This study analyzes the effects of parental homeownership on children’s housing acquisition, and furthermore, whether there are differences in this relationship by period and region. We use The Korean Income and Labor Panel Study(KLIPS) as data and KaplanMeier method and Cox proportional hazards model as methodologies. According to the results, the probability of the children's housing acquisition was higher in the case where parents had their own house than that in the case where the parents didn’. Interestingly, the child’s marital status and parental homeownership are the main factors of housing acquisition rather than the child’s income level. In addition, the effects of parental homeownership became larger recently than in the past. In the metropolitan area, parental homeownershp has a greater influence on child’s housing acquisition as well.
