부모의 경제력이 청년층 임차가구의 주거사다리 이동에 미치는 영향에 관한 연구

초록

본 연구는 청년층 임차가구의 주거 사다리 이동에 대한 부모 경제력의 직접적인 영향을 규명하였다. 이를 위해 2004년부터 2017년까지의 한국노동패널조사 자료를 이용하여 주거상향ㆍ하향이동 프로빗 모형과 주거상향이동 위험률 모형을 추정하였다. 자산이전은 여러 시점에 걸쳐 일어날 수 있다는 점을 고려하여, 과거에 부모로부터 이전받은 자산이 포함되어 있는 현재 자녀의 자산에서 이전된 자산을 제외한 조정 순자산을 추정에 이용하였다. 추정결과 자녀의 조정 순자산을 이용하여 추정할 경우 기(旣)이전된 자산을 제외하지 않은 경우와 달리 부모 순자산이 청년층 임차가구의 주거사다리 이동에 영향을 미치는 것으로 나타났다. 이를 통해 자녀의 현재 자산에는 과거에 부모로부터 이전받은 자산이 포함되어 있고 이를 제거한 조정 자산 즉, 자녀 스스로 축적한 자산만을 추정에 이용할 경우 자녀의 주거상향ㆍ하향 이동에 대한 부모 경제력의 영향이 나타나는 것을 확인하였다. 자녀의 조정 순자산과 부모 순자산의 한계효과를 비교한 결과 자녀의 조정 순자산이 주거사다리 이동에 미치는 영향이 더 큰 것으로 나타났다. 이는 부모의 경제력은 직접적인 방법 보다는 간접적인 방법으로 자녀의 주택점유형태 결정에 더 많은 영향을 주는 것을 의미한다. 또한 출생 코호트를 비교한 결과 과거의 코호트에 비해 최근의 코호트는 주거사다리 이동에 있어 부모 경제력의 영향을 더 많이 받는 것으로 나타났다.

Abstract

We examined the impact of parent’s wealth on the movement of the housing ladder among young renters in Korea. Using the Korea Labor Panel Survey data from 2004 to 2017, we estimated the upward housing movement probit model, discrete-time hazard model, and downward housing movement probit model. In order to more clearly capture the impact of the parental economic power on determining the housing tenure, we used the adjusted net assets of young renters which exclude the wealth already transferred from their parents. Our results showed that, when using adjusted net assets for the estimation, the net assets of parents affected the housing ladder movement of the younger rental households. By comparing the marginal effects of the child’s adjusted net assets with the parent’s net assets, the results showed that the child’s adjusted net assets have a more significant impact on the movement of the housing ladder. It led us to conclude that parents’ economic power has more influence on their children’s decisions on their housing tenure in an indirect way than in a direct way. Moreover, the comparison result of birth cohorts also showed that in the housing ladder movement, recent cohorts are more affected by parents’ economic power than in the past.
