본 논문은 한국에서 자가소유자의 세대간 점유형태 이전에 대해 연구한다. 외국의 경우 주택점유형태가 세대간에 이전된다는 연구들은 많은 편이나 한국주택시장을 대상으로 이 연구를 진행한 연구는 매우 드문편이다. 본 연구는 노동패널 자료를 이용하여 선행연구가 부족한 세대간 점유형태의 이전에 초점을 맞추고 있다. 자가점유와 관련된 선행연구들은 자가점유의 긍정적 효과를 주로 한세대에서 발생하는 것으로 한정하고 있는데 반해 본 연구에서는 자가소유의 긍정적 효과를 부모와 자녀세대간으로 확장하였다. 본 연구의 이론적 틀은 다른 나라들에서 많은 관심의 대상이 되고 있는 자산기반복지모델에 기반하고 있다. 부모세대와 자녀간 주택점유형태의 상관성을 분석함으로써 본 연구는 자산기반복지모델에 기반한 새로운 주택정책에 대한 시사점을 제시하게 된다.
Abstract
This paper studies intergenerational transmission of homeownership in Korea. Even though there exit many studies on intergenerational transmission of tenure status in other countries, there is scant evidence on the topic in the Korean housing market. This paper fills this gap with the Korea Labor and Income Panel Study. Previous studies emphasize positive aspects of homeownership and most of them are limited, as they take account of one generation. By highlighting intergenerational transmission of homeownership, this paper can amplify the positive effects of homeownership. The evidence of this study can support an asset-based welfare model that has been receiving much attention in other countries. By analyzing tenure correlation between parents and their offsprings, in addition, the paper tries to provide implications on new housing policies based on the asset-based welfare model.
