Abstract

This study empirically analyzes Kindleberger and Minsky's narrative that speculation can amplify financial cycles of asset price appreciation and depreciation by applying it to the Korean real estate boom in the 2020s. Using statistics on real estate transactions from the Korea Real Estate Agency, we proxy speculative demand in the real estate market with the purchase rate of Seoul residents. We find that a one standard deviation increase in the Seoul resident purchase ratio is associated with an additional 5% increase in house prices during the boom, which is about one-third of the price change during the boom. In addition, an increase in the share of Seoul residents buying was associated with higher overall transaction volumes in the region, particularly among those in their 20s, 30s, and 60s, as well as a significant increase in purchases by investors far from the property's location, which likely amplified the boom. These late entrants are estimated to have realized lower capital gains than the market-leading Seoul-based buyers.
