본 연구는 주택시장의 지역 간 격차가 미래의 투자 기회와 자본 시장 수익률에 미치는 영향을연구한다. 연구 결과, 지역 간 격차의 확대는 미래 주식시장 수익률과 산업생산지수 증가율을 부정적으로예측하고, 미래 주식 수익률 변동성의 증가를 예측한다. 이는, 주택시장에서 지역 간의 수익률 차이가확대됨에 따라 경제 생산 활동과 투자자들의 투자 기회 집합이 악화됨을 나타낸다. 또한 한국주식시장에서 이러한 주택시장의 지역 간 격차가 위험 요인으로써 가격에 영향을 미침을 확인한다. 주택가격 지역 격차와 음의 상관 관계가 있는 주식 포트폴리오의 수익률과 양의 상관 관계가 있는주식 포트폴리오의 수익률 차이를 확인한 결과, 유의한 음의 프리미엄을 확인했다. 음의 프리미엄은Fama-French 5-요인 모형으로 설명되지 않았으며, 이는 투자자들이 주택시장의 지역 간 격차와 관련된위험을 줄이기 위해 헤지 포트폴리오에 프리미엄을 지불함을 시사한다.
Abstract
This research investigates the impact of regional disparities in housing markets on future investment opportunities and equity returns. The study finds that regional disparity can predict negative future market returns, positive future volatility, and negative industrial production growth, indicating that widening gaps in housing markets foreshadow poor macroeconomic activities and difficult investment prospects. Additionally, in the Korean equity market, stocks with a negative correlation to regional disparity yield higher future returns, while those with a positive correlation yield lower returns. This relationship is not explained by Fama-French five-factor model, suggesting that investors may be willing to pay a premium for hedging portfolios to mitigate the risk associated with regional disparities in housing markets.
