본 논문은 6개 대도시를 대상으로 주택가격의 상승기대, 교육여건, 쾌적한 환경, 교통의 편리성, 직장 접근성 등 주거환경과 가구주의 연령, 가구의 월평균 소득 등 가구별 사회·경제적인 특성들이 주택유형과 주택규모의 결합선택모형에 미치는 영향을 분석한다. 분석은 크게 현재 구입한 주택의 주택구입 결정요인분석과 향후 주택구입 시 주택구입 결정요인분석으로 나누어 시행하였으며, 분석집단 은 수도권과 비수도권으로 나누어 분석하였다. 분석결과, 사람들이 일반주택보다 아파트 구매를 선호하는 주된 이유는 주택가격 상승기대 때문이었으며, 소득이 증가하거나 연령이 높아질수록 중대형 주택을 선호하는 것으로 나타났다. 또한 주택의 규모면에서 중소형 주택에 거주하는 사람들이 중대형 주택에 거주하는 사람들에 비해 향후 주택 구입 시 주택가격 상승요인을 더 중요한 주택구매의 결정요인으로 판단하였으며, 중대형 주택에 거주하는 사람들은 중소형 주택에 거주하는 사람들에 비해 향후 주택 구입 시 쾌적한 환경을 더 중요한 주택구매의 결정요인으로 판단하는 것으로 나타났다. 이러한 결과는 향후 주택정책의 의사결정에 있어 주택 유형과 규모에 대한 수요예측과 관련하여 중요한 정보로써 활용될 수 있다.
Abstract
This study explores the plausible residential environment factors that influence joint choice of dwelling type and house size for six metropolitan areas of Korea. For estimating these joint choice models, multinomial logit framework is employed. We chose the residential environment factors such as the expectation of price increase, educational environment, the convenience in traffic, the environment, the accessibility to work. According to the estimation results, we can derive some implications. For example, while the owners in the small-sized house regard the expectation of price increase as the most important residential environment factor, the owners in the large-sized house regard the environment as the most important residential environment factor. These results will provide valuable information to decision makers for the housing policy related to demand forecasting in dwelling type and house size.
