Abstract
From 2018 to 2023, idle regeneration spaces, including disused industrial facilities, closed schools, and warehouses, have proliferated nationwide. Meanwhile, cases of facility renovation and closure have also increased, highlighting the need to reassess strategies for sustainable operation. This study utilizes data from the representative, government-led, nationwide survey on idle regeneration spaces in South Korea, the “2023 User Satisfaction and Visitor Survey of Idle Regeneration Spaces,” to empirically analyze the relative influence of five factors—space design, programming, accessibility, amenities, and information and promotion—on user satisfaction and revisit intention. Three key findings are identified. First, programming exerts a stronger effect than space design on both user satisfaction and revisit intention, indicating that designing and operating programs tailored to user needs are central to the sustainability of regenerated spaces. Second, accessibility significantly affects both the outcome variables, namely user satisfaction and revisit intention, confirming that physical access is critical for encouraging repeat visits. Third, visitor attributes—such as visit purpose, frequency, and average duration—significantly influence both user satisfaction and revisit intention; the highest user satisfaction and revisit intention were observed among those visiting for 1 to 2 h to attend exhibitions or gain educational experiences. By comparing and analyzing these determinants—affecting not only user satisfaction but also revisit intention—using reliable, large-scale data, this study provides empirical evidence to inform the planning and management strategies of idle space regeneration projects.
