거시경제 요인이 상업시설 공급량에 미치는 영향에 관한 연구

본 연구는 경제학의 수요·공급 이론을 바탕으로 상업시설의 공급량이 균형공급량인 것으로 가정한 후 그 공급 결정요인을 분석한 연구이다. 분기별 상업시설 공급량 자료와 거시경제 자료를 이용하여 시계열 분석을 수행하였으며 상업시설 공급에 영향을 미치는 수요요인과 공급요인을 도출하였다. 분석 결과 비주거용 건물건설 GDP, 도소매업 GDP, 음식점 및 숙박업 GDP, 식료품 소비지출, 가구집기가사용품 소비지출, 기타 소비지출, 도소매업 판매액지수는 각각의 시차에 따라 상업시설의 공급에 정(+)의 영향을 주고, 금리는 5기의 시차를 두고 부(-)의 영향을 주는 것으로 나타났다. 이외에도 부동산안정화정책 및 금융위기 등의 비시장적 요인들도 상업시설의 공급에 영향을 미치는 것으로 나타났다.
Abstract
The study aims to identify determinants of commercial building supply. We used time series analysis based on the theory of market equilibrium model with quarterly commercial building supply data and macro economical data to identify supply and demand factors of commercial buildings. The result is as follows. Increase of GRDP of non-housing construction, wholesale and retail business, restaurant and accommodate, consumer expenditure of grocery, furniture and the others, wholesale and retail index will increase commercial building supply with a quarter of time-lag. Interest rate increase will decrease commercial building supply with five quarters of time-lag. Non-market factors like anti-speculation measures of real estate market will also decrease commercial building supply
