Abstract
This research is to explore housing wealth effects of home-owning households of industrial(born between 1940 to 1959), democratic(between 1960 to 1974), and digital age cohorts (1975 to 1995) in accordance to region(Seoul Metropolitan Area, SMA or non-SMA), current housing structure type(apartment or non-apartment housing), household debt-to-asset ratio(less than 25% or 25% and higher), and employment status(the self-employed or wage-earners). Using the 17th Korean Labour and Income Panel Study(KLIPS), this research identified 3,447 home-owning households. The empirical findings showed that the housing wealth effect was statistically significant among industrial and democratic age cohorts, and the consumption elasticity of the former was larger than the latter. Further, the wealth effect was particularly strong for the industrial age cohort living in apartment of SMA, holding lower debt-to-asset ratio and being headed by wage-earners, and it was explicitly large for households of democratic age cohort living in SMA, having high financial liability and being headed by the self-employed. Thus, it’s obvious that the wealth effect was closely associated with household liquidity as a financial constraint.
