이 연구는 서울의 시대별 젠트리피케이션의 속도 분석을 목적으로 한다. 선행연구 검토를 통해 젠트리피케이션 발생 시 나타나는 상업 업종 변화의 특징을 파악하고, 이에 근거하여 젠트리피케이션 시점을 분석하였다. 또한 연평균증가율을 사용하여 각 대상지 간의 변화 속도를 비교하였다. 분석 결과 11개 대상지는 젠트리피케이션 발생 시기에 따라 ‘1990년대 이전’, ‘2000년대’, ‘2010년 이후’로 구분할 수 있었으며, 최근 발생하는 젠트리피케이션은 과거에 비해 그 속도가 더욱 빨라졌음을 확인하였다. 또한 2000년대 이후부터 최근까지 서울에서 관찰되는 젠트리피케이션은 주거지역의 근린상점을 빠르게 내몰고 있으며, 이에 따라 지역민을 위한 공간에서 외부인들을 위한 공간으로 그 장소성을 변화시키고 있었다. 한편, 이 같은 변화는 2010년 이후에 발생한 젠트리피케이션 대상지에서 더욱 빠르게 발생하였으며, 장소성 변화의 적절한 속도 조절을 위해서는 근린상점을 보호하고 상생할 수 있는 정책적 논의가 필요하다.
Abstract
This study investigated the rate of gentrification occurred in Seoul. First, we examined previous studies to identify the similarities between the changes of business types that appeared when gentrification occurred. Then the time of gentrification in 11 study sites were investigated by applying the changes of business type. Second, based on ompound annual growth rate of change of business type, the rates of gentrification in each site were compared. The 11 sites were then classified into three groups, sites before 1990s, sites in 2000s and sites after 2010s, by the periods of gentrification occurred. The difference among three groups was also analyzed. The analysis results showed that the rates of recent gentrification have increased than the past. The similarities in gentrification occurred after the 2000s have involved eviction in neighborhood businesses in residential area. This resulted in the changes from spaces for locals to tourist attraction for visitors. Moreover, the rate of change was increasing in the study sites which experienced gentrification after the 2010s. In order to control the rate of gentrification and the changes, debates on planning policy that protects local neighborhood businesses are required.
