수도권 가구원수별 주택수요탄력성에 대한 실증연구

본 연구에서는 2017년부터 2019년까지 수도권의 주택수요의 소득탄력성과 가격탄력성을 추정하여 분석하였다. 분석을 위해 자가와 차가를 소득별로 구분하였고 더 나아가 가구원별로도 구분하여 분석하였다. 분석을 위해 통계청의 주거실태자료를 이용하였고 Hackman 2단계 모형을 사용하여 주택수요함수를 추정하였다. 분석결과를 크게 다음과 같이 요약할 수 있다. 첫째, 소득 및 가격탄력성은 자가가 차가보다 컸다. 지역별로는 서울,경기는 대부분 비슷한 변동을 보인 반면 인천은 다른 양상을 보였다. 또한 탄력성은 서울,경기가 인천보다 대체로 크게 나타났다. 연도별로는 2017년,2019년의 소득 및 가격탄력성은 비슷했는데 2018년은 큰 변동폭을 보였다, 가격탄력성의 변동폭은 컸으며 소득탄력성은 대부분 변동폭이 크지 않았다. 연도별로 보면 2017년,2019년은 소득탄력성이 가격탄력성보다 컸으나 2018년은 그 반대였다. 둘째, 소득구분별로 나눠보면 2018년에 서울,경기의 자가의 모든 소득구분에서 가격탄력성이 상승했다. 그러나 같은 연도에서 소득탄력성의 경우 전지역의 대부분의 소득구분이 하락했고 2019년에는 고소득은 모든 지역에서 상승했다. 차가 역시 2018년에 모든 소득구분에서 가격탄력성이 상승했다. 그러나 같은 연도에서 소득탄력성의 경우 전지역의 대부분의 소득구분이 상승했고 2019년에는 전지역의 모든 소득구분이 하락했다. 셋째, 가구원별로 구분한 분석결과를 보면 가구원별로 자가와 차가의 소득 및 가격탄력성 연도별로 큰 차이를 보이지 않았다. 지역별로는 대체로 인천이 큰 탄력성을 보였다.
Abstract
In this study, the income elasticity and price elasticity of housing demand in the metropolitan area were estimated from 2017 to 2019 using the Korean Housing Survey data. For the analysis, the housing demand function was estimated using the Hackman two-step model. As a result, Income and price elasticity were greater for owners than for renters. By region, most of Seoul and Gyeonggi-do showed similar fluctuations, while Incheon showed a different pattern. Price elasticity increased in all income categories of households in Seoul and Gyeonggi Province in 2018. However, in the case of income elasticity in the same year, most income categories of households in all regions declined, and in 2019, high income rose in all regions. Rent households also showed an increase in price elasticity in all income categories in 2018. However, in the case of income elasticity in the same year, most income categories in all regions increased, and in 2019, all income categories in all regions decreased. Also, according to the results of analysis by number of household member, there was no significant difference in income and price elasticity of own and rent households.
