Abstract
(Background and Purpose) As the tourism and hospitality industries experienced renewed growth in the post-pandemic period, sustainability emerged as a key agenda within the hospitality sector, drawing increased attention to modular construction as an alternative capable of significantly reducing construction time and carbon emissions. Contemporary hotels have evolved into spaces that offer cultural and artistic experiences, and spatial experiences and brand identity have become core elements of competitiveness. However, when modular construction is applied with an exclusive emphasis on efficiency, there is a risk that spatial experience and brand value may be weakened, ultimately undermining the competitiveness of the hospitality industry. Unlike global trends, modular hotel cases and related academic research in South Korea remain limited. Accordingly, this study analyzes the spatial marketing characteristics of modular hotels and proposes improvement strategies to enhance their competitiveness. (Method) This study examines major overseas modular hotels constructed after the 2010s, a period during which modular construction began to be widely adopted. The research methodology consists of a theoretical review of modular hotels and spatial marketing, derivation and categorization of spatial marketing elements for case analysis, qualitative evaluation of selected cases, and presentation of spatial characteristics and improvement directions. (Results) The analysis revealed that modular hotels exhibit high levels of symbolism and formativeness in the spatial dimension, whereas experience and culturality appear relatively low in the experiential and sociocultural dimensions. Symbolism is strengthened through the active use of visual elements, such as color, graphics, and art objects, to convey consistent brand identity across different properties. Formativeness is enhanced through the aesthetic composition of structure, form, materials, and lighting, contributing to a high level of spatial completeness. In contrast, experience received lower evaluations because of the programmatic simplicity and limited opportunities for user participation, centered mainly in public areas. Culturality was also found to be weak, as local cultural contexts were insufficiently reflected, resulting in decorative expressions that remained largely brand-oriented. (Conclusions) Based on these findings, this study proposes strategies to enhance the competitiveness of modular hotels. First, to strengthen experiential value, large-scale and transformable modules such as swimming pools, event spaces, and media-experience zones should be introduced, in addition to guest room modules. This approach enables participatory programs to align themselves with brand concepts and promotes direct user engagement. Second, to reinforce cultural value, regional materials, colors, and cultural elements should be integrated into the design of guest rooms and shared spaces, thereby establishing a close link between local culture and the brand and fostering cultural resonance among users. This study expands the conventional technology-centered discourse on modular construction from a spatial marketing perspective, and its findings are expected to serve as a reference for future practical applications and related research on modular hotels.
