전국 물류센터의 40% 이상이 수도권에 집중되어 있다. 본 연구에서는 일반적인 임대 물류센터 입주시에 고려되는 요인을 분석하는 것을 연구의 목적으로 하였다. 상위계층 대요인의 분석 결과 비용요인이 가장 높은 중요도를 나타냈고, 다음으로 지리적 요인, 서비스 요인 순으로 높은 중요도를 부여받았다. 하위계층 소요인은 물류센터 임대료가 가장 높은 중요도를 갖는 것으로 분석되었으며, 센터운영시설 투자비용, 인건비, 센터설비 관리비, 차량 수용력, 보안 및 안전설비 설치유무, 인력 출원여부, 편의시설 접근성, 공항 및 항만 접근성, 고속도로 접근성, 영업 확장성 순으로 중요도가 높은 것으로 확인되었다. 본 연구는 다양한 업종의 화주들과 임차인을 유치해야 하는 물류센터 개발 및 운영업체에게 물류센터 입주 혹은 임대시에 고려해야 하는 주요요인을 제시하였다는데 연구의 시사점이 있다.
Abstract
Since at least 40% of logistics centers are concentrated in capital areas, the present study aims to analyze the importance levels of the selection factors of some rental logistics centers in capital areas by utilizing AHP. Further, it aims to present the implications for both the consignors of diverse business types that wish to occupy general rental logistics centers and the companies that develop and/or operate logistics centers and intend to attract tenants of diverse business types. According to the results of the analyses of the upper-layer large factors among the selection factors of capital area rental logistics centers, the factor of costs had the highest importance level, followed by geographical factors and service factors, in order of precedence. Among the lower-layer small factors, the factor of logistics center rental fees had the highest importance level, followed by center operating facility investment costs, labor costs, center equipment management costs, car accommodation, the presence of security and safety equipment, whether manpower has been supplemented, accessibility to convenience facilities, accessibility to airports and seaports, accessibility to expressways, and business expandability, in order of precedence.
