본 연구는 대전시의 원도심과 신도심에 대하여 시간에 따른 공간의 변화 및 그 차이를 살펴보기 위한 계속되는 과제이다. 계획적으로 조성된 신도심에 대해 그 기능 및 토지이용 상태의 변화를 밝히는데 그 목적을 두고, 연구지역인 신도심에서 2008년 9~11월, 2011년 9~11월, 2차례에 걸쳐 동일한 방법으로 토지이용조사를 실시하였으며, 토지 이용도를 작성하고 평면과 입면으로 나누어 자료를 처리하였다. 최근 3년간의 변화를 찾기 위해 1,788개 조사지점에 대해 분석한 결과는 다음과 같다. 첫째, 신도심의 최근 3년(2008- 2011)간 33.0% 의 지점이 토지이용 상태의 변화를 보이고 있다. 둘째, 변화를 기능별로 요약하면 동일하거나 유사한 기능으로 바뀐 경우가 40.0%로 가장 많았다. 셋째, 층별 변화는 1층이 가장 크며, 층이 높아질수록 감소한다. 넷째, 신도심은 양호한 접근성과 다양한 서비스 기능이 집중된 계획적인 신도심의 토지이용 특성을 나타낸다.
Abstract
An ongoing research project in this study is to analyse the differences and changes of the spaces between the original center and new urban area in Daejeon City over time. The aim of the study is to clarify the features and the change of state of using land in the intentionally raised new urban area. The land-use survey was conducted two times in the same way from September to November 2008 and from September to November 2011 in the new urban area. A land-use map was created, and its data was processed as divided into floor and facade. The data up to 1,788 was used to find out the changes of study site during the last three years, and its results are as follows:First, the changes in the land-use conditions was showed in the 33.0% point of the new urban area for the latest 3 years(2008-2011). Second, considering the functional changes, the case that was changed into the same or similar functions(40%) was the majority. Third, the first floor is the biggest of the floor-changes, and as the floor rises, the changes is reduced. Fourth, the study area shows the features on the land-use in the focused and planned new urban area having the good accessibility and a wide variety of service functions.
