Abstract
Using monthly return data from 143 actively managed U.S. domestic real estate mutual funds over a 20-year period (January 1996~December 2015), this paper investigates whether real estate mutual fund managers possess market-timing abilities. To determine whether a difference exists between survivor funds and non-survivor funds regarding market-timing abilities, the data were categorized according to the fund’s existence as of December 2015 and the market-timing abilities were analyzed at the portfolio and individual levels. Based on a comprehensive data set, we use a bootstrap methodology to distinguish between ‘skill’ and ‘luck’ in market-timing abilities at the individual level. The data demonstrates that, on average, U.S. domestic real estate mutual funds do not have market-timing abilities at the portfolio level; however, a small number of funds have positive market-timing abilities at the individual level. The results of the cross-sectional luck distribution further indicates that market-timing abilities in regard to U.S. domestic real estate mutual funds stem more from skill than luck.
