Abstract
This paper investigates the effects of housing investment to the household risky asset holdings, following the empirical study of Yamashita(2003). In 2011, Korean households possessed, on average, 23% in financial assets and 77% in real assets among total assets, but the proportion of risky assets among financial assets is very low and most of the real assets consist of housing assets. We conjecture that the main reasons for low risky asset ownership is due to the particular aspect of housing assets. Since the decision regarding housing ownership is largely determined by consumption demand for housing rather than pure investment demand, the household sometimes overinvests to housing asset holdings from the viewpoint of portfolio investments. The high-leveraged characteristic of housing investment affects risky financial asset holding, for example stock. Our estimation results using Korean data show that there is a strong relationship between housing investment and stock holding. Moreover, households with a high house-to-net-worth ratio hold a lower stock-to-financial-assets ratio. These results support the implication of the model of Flavin and Yamashita(2002). That is, Korean households behave rationally and the households which have ex-ante identical preference toward risk might nevertheless hold quite different portfolios of financial assets according to the level of housing constraint.
