초록

While the role of private actors in urban regeneration has been expanding, empirical analyses on the structural mechanisms through which private participation influences local change remain limited. This study aims to analyze the structural relationship between the activities of private actors and local transformations. Focusing on a private-initiated urban regeneration project in Soje-dong, Daejeon, the research employed in-depth interviews and applied thematic analysis to identify the characteristics of private participation and their correlation with local change. The findings reveal that planning strategies leveraging local assets and place identity contributed to the formation of commercial districts and the expansion of consumer flows. Furthermore, the inflow background of actor shaped the mode of community building, while sustained participation was associated with economic spillover effects, including improved entrepreneurial environments and increased property values. This study contributes to a structural understanding of private-initiated urban regeneration by clarifying how different patterns of private actor engagement shape local transformation. It provides an empirical foundation for evaluating the potential and limitations of private involvement in urban regeneration.
