토지가격은 부동산가격 형성, 토지이용 패턴, 공공재정에 크게 영향을 주는 핵심 요소이다. 또한 다양한 도시 서비스 및 시설에 대한 접근성은 토지가격의 지역적 차이를 형성하는 데 중요한 역할을 한다. 기존의 헤도닉가격모형은 주로 선형 관계를 가정하고 하위시장(submarkets)의 존재를 간과함으로써 토지가격 결정요인을 충분히 설명하지 못했다. 이러한 한계를 극복하기 위해 이 연구는 트리 기반 자동화 기계학습(automated machine learning)과 GeoShapley 기법을 결합하여 주거용 및 비주거용 토지가격에 영향을 미치는 요인의 비선형적 및 공간적으로 이질적 인 효과를 정교하게 모형화하였다. 분석 결과, 입지고유효과가 주거용 및 비주거용 토지가격을 결정짓는 데 있어 가장 중요한 기여요인으로 확인되었다. 뿐만 아니라 토지면적, 토지 경사와 형상, 학교, 병원, 쇼핑시설, 공원, 대중교통, 도심 접근성 등의 요인이 토지가격에 미치는 기여도가 비선형적이고 공간적으로 크게 다르게 분포함을 밝혀냈다. 이러한 결과는 기존의 도시 부동산 이론을 확장하여, 하위시장별 가격 형성 메커니즘과 공간적 임계값(threshold)의 존재를 반영하는 실증적 근거를 제시함으로써 부동산 정책에 중요한 시사점을 제공한다.
Abstract
Land prices are the core element shaping property prices, land use patterns, and public finance. Furthermore, access to diverse urban services and facilities shapes local variations in land prices. Traditional hedonic price models have extensively investigated the determinants of land prices by assuming linear relationships, failing to identify submarket segmentation. To overcome these limitations, this study combines the automated machine learning and GeoShapley methods to better model the nonlinear and spatially varying effects of different factors on residential and nonresidential land prices. Our analysis confirms that spatial location is the most influential factor shaping residential and nonresidential land prices. Our empirical models also find nonlinear effects and spatial heterogeneity in effects of access to schools, hospitals, shopping facilities, parks, public transit, and urban centers on land prices. These results inform real estate policy by considering the importance of spatial heterogeneity and threshold effects, thus extending the classical theories of urban property markets by adding price-setting mechanisms in specific submarkets.
