요약：철도역이나 쇼핑센터 등 흡인력이 큰 도시 시설의 입지가 주변지역에 미치는 파급효과는 매우 크다. 따라서 그 영향력을 올바르게 예측하고 그 예측결과를 계획이전의 단계에서 충분히 검토 활용하여 도시공간의 구성수법을 제시하는 것은 매력 있고 이용하기 편리한 도시공간을 형성하기 위해 매우 중요하다고 생각된다. 본 연구는 지역시설의 발생이라는 관점에서 철도역이 주변지역의 시설발생에 미치는 영향과 범위를 조사하여 철도역 주변지역에 입지하는 지역시설의 발생과 이에 영향을 미치는 요인(이용권인구, 용도지역, 역에서의 거리, 간선도로와의 관계)을 밝힘과 동시에 다중회귀분석에 의한 모델 식을 이용하여 장래의 발전가능성이 기대되는 중규모 철도역 주변지역을 대상으로 어떤 시설이 어느 곳에 어느 정도 발생하는지를 예측하고 그 유효성을 검토하여 철도역 주변지역에 입지하는 시설의 발생을 계획적으로 유도․조정할 수 있는 수법을 개발하는 것을 목적으로 하였다.
Abstract
The location of large-scale urban facilities, such as railway station or complex mall, have much influence on the living environment of their surrounding areas. In this point of view, for creating convenient and attractive towns, it is very important to analyze the effect of community and to suggest the way of forming urban space more effectively by using the result of examination and predicting of the community facilities. This study aims to find how the location of a railway station has effect to the generation of community facilities and what the range of effect is. The study finds that the factors which effect the generation of community facilities around the railway station are the size of population, the land use zoning, the distance from the railway station and the existence of main street. By using a multi regression model, the study predicts the generation of community facilities around new railway stations and examines the effectiveness of the model. This study also develops a method to control the generation of community facilities.
