이 연구는 최근 급격한 변화의 압력을 받고 있는 도심부 블록의 도시형태 변화 특성을 파악하여 도시재생을 위한 방향을 제시한다. 도심부 블록이 갖고 있는 고유한 장소적 특성을 기반으로 건축물, 필지, 용도, 도로 등 도시형태의 변화과정을 분석하여 변화요인을 파악하였고, 이러한 변화기제가 갖는 의미를 분석하였다. 자생적으로 형성된 가로를 중심으로 부정형의 소형필지들이 집합적으로 가구를 구성하고 있으며, 대부분은 충진요소인 건축물이 변화되는 것을 파악할 수 있었고, 도로나 필지와 같은 기반요소가 변화될 경우에는 필지와 건축물의 변화 전반에 영향을 미쳐 도시조직의 구성체계가 바뀌는 것을 알 수 있었다. 따라서 도심부 블록이 갖고 있는 고유한 장소적 특성을 유지하면서 재생하기 위해서는 도로나 필지체계를 가능한 유지하면서 정비할 수 있는 새로운 수법 개발이 필요함을 알 수 있었다. 분석을 통한 재생방향은 다음과 같다. ① 가로와 필지체계를 유지하면서 정비하기 위해서는 소단위로 정비해 나갈 수 있는 점진적 재생수법이 마련되어야 한다. ② 기존에 형성된 가로와 필지체계를 유지하면서도 낙후된 지역을 활성화할 수 있도록 새로운 기능을 도입할 수 있는 방안이 마련되어야 한다.
Abstract
This study is to find the characteristics of the urban form changes on the block in the old city in Seoul, which have been under the rapid development pressure. The uniqueness of closely connected urban tissues are gradually being disappeared. The study found out the necessity for preserving and revitalizing the old city districts, the factor that cause the changes of urban tissue like a streets, lots, buildings and building uses. In the physical aspects, the study showed that buildings are built on the lot as their development framework and that the blocks complete the urban form as a group of lots in the area divided by the streets. The study also discovered that the changes of the streets and lot spaces as a basic structure is to be a motive of system changes whereas the change of buildings and building uses are operated just as a infill element. I've attempted to find the changes causes of physical elements of urban form by analyzing the causes in the economic, social and legal aspects. Implications are as follows. 1) Unique place values of downtown must be preserved. 2) Renewal mechanism by degrees is absolutely needed. It is to be considered to introduce the new alternative renewal methods responding to urban form's changing pace.
