본 논문은 지가를 이용하여 우리나라 호남권(전라남·북도,광주)의 현황과 공간구조를 분석하였다. 분석의 기초적 진행과정은 각 지역의 지가를 먼저 산정하고 이를 기초로 지역지가의 현황과 지가 총액 등 1차적 자료를 완성하였다. 1980∼2014년까지 지가를 기준으로 한 지역의 집중과 분산, 지역 간의 차등성 등을 동태적으로 분석하였고, 나아가 공간구조도를 작성하였다. 지역분석의 내용으로는 지역의 중심을 분석하고, 대상지역의 집중과 분산을 파악하기 위하여 표준편차거리를 산정하였다. 그 결과 1980년에서 2000년까지는 지역의 중심이 남서쪽으로 이동하였고 그 이후에는 다시 회귀하는 모습을 확인하였다. 그리고 1990년까지는 차등성이 강화되고 집중화가 일어났으나 1990년대 이후에는 다시 분산이 이루어지고 있었다.
Abstract
This paper tries to examine and follow up land development of Honam Region(South Eastern Part of Korea Peninsula) in terms of its internal geographical development (divide) employing land price fluctuation over a period of 1980-2014, an era of intensive development took place. Two analytical measurements are introduced in this overtime examination: the Lorenz Curve and the Geni Coefficient/Index. It is found that land prices of Honam Region were much rapidly soared up during its former period of 1980-1990s than those of later years of 2000 and after. And also, it is characterized that while having high fluctuation within different inner areas—whereas Kwangju, Kunsan, and/or Mokpo, overall land prices of these metropolitan/urban areas has doubled or tripled up, other rural or remote areas were not. Thus, an overtime intensive land development has taken place differentially over the Honam Region. It can be said that those geographical developments has advanced only concentrating on along the East Coast Regions, while other remote of inner places were isolated and thus alienated from residential complexes developments.
