본 연구는 고연령 소유가구의 주거이동과 주거이동 후의 주택점유형태 결정에 있어서 가구주의 성별 차이가 존재하는지, 존재한다면 어떤 점에서 차이가 존재하고 그 이유가 무엇인지를 찾아보는데 주안점을 두었다. 이를 위해 한국노동패널 6차년도(2003년)부터 15차년도(2012년)까지 10개 년도의 패널자료를 이용하여 가구주 연령이 만 55세이상이며 소유한 주택에 거주하고 가구를 고연령 소유가구로 정의하고 이를 남성 가구와 여성 가구로 나누어 실증분석을 수행하였다. 실증분석 결과 고연령 남성 가구는 주택자산 처분을 통한 보유자산의 재구성과 이에통한 소비제약의 해소라는 능동적 측면에서 주거이동과 주택점유형태 결정이 이루어지는 것으로 생각되며, 고연령 여성 가구의 경우에는 주택자산비율의 차이보다는 가구소득이나 소득 대비 생활비 배율 및 주거비용의 차이 등 실제 생활을 영위하는데 발생하는 경제적 부담으로 인해 어쩔 수 없이 주거이동과 주택점유형태를 변화시켜야 하는 수동적 측면에서의 의사결정 경향이 더 높은 것으로 판단된다.
Abstract
This paper analyzes impacts of gender-specific characteristics on residential mobility and housing tenure choice decisions of older homeowners. Employing 10-year-long Korean Labor Panel Study data from 2003 to 2012, bivariate probit models were estimated for homeowners of ages over 55 by dividing the sample into female-headed households and male-headed households. Estimation results show that the hypothesis that a household with a higher ratio of housing asset to total asset is more likely to move and to rent in order to relieve financial constraint can not be generalized to both male and female-headed households. For female-headed households, living expenses and housing cost differences as well as household income are found to be critical factors. These findings imply that impending economic burdens coupled with low income are more important determinants of residential mobility and housing tenure choice decisions for female-headed households in their later life.
