개인 간 대면 거래 빈도가 축소됨에 따라 오프라인 상거래는 감소하였고, 온라인 상거래는 더욱 증가하는 상황이 지속됨에 따라 쿠팡과 같은 이커머스 산업 또한 본격 성장해 왔다. 개인 및 기업들의 물류 수요가 함께 증가함에 따라 물류산업 관계자들은 고객의 수요에 대응하기 위해 물류부동산의 신규 개발과 규모 확대를 위해 지속적으로 노력하고 있다. 이에 물류산업 종사 임직원을 대상으로 설문조사를 하여 물류부동산의 주요 입지 결정요인에 주요 요인이 무엇인지를 도출하여 공급자와 수요자에게 올바른 정보를 제공하고자 한다. 본 연구에서 물류산업 종사 임직원을 대상으로 설문지 조사법을 통해 입지요인 데이터를 수집하였고, 이를 바탕으로 물류부동산 입지의 잠재요인을 분석하고 주요 입지 결정요인을 도출하였다.
Abstract
As the frequency of face-to-face transactions decreased, offline commerce decreased, and as online commerce continued to increase, the e-commerce industry, such as Coupang, also grew in earnest. As the logistics demand of individuals and companies increases together, logistics industry officials are continuously striving to develop new logistics real estate and expand its scale in order to respond to customer demand. Accordingly, a survey was conducted on executives and staff members in the logistics industry to derive the main factors in determining the location of the logistics real estate, and to provide correct information to suppliers and consumers. In this study location factor data was collected through a questionnaire survey method targeting executives and employees in the logistics industry, and based on this, potential factors for logistics real estate location were analyzed and major location determinants were derived. Exploratory factor analysis was performed based on survey data on logistics and real estate locations. As a result of factor analysis on logistics and real estate locations, it was found that latent factors for measurement items were grouped into 7 latent factors based on the explanatory power of the total variance of about 60%.
