효과적인 주택정책 마련을 위해서는 주택 소비자들이 선호하는 주택에 대한 파악이 선행될 필요가 있으며, 특히 주택시장은 지역 간 이질성이 존재하므로 주택에 대한 선호 역시 지역 간 차이가 발생할 수 있다. 이에 본 연구는 연령별 인구의 면적별 주택에 대한 선호의 지역 간 차이를 분석하는 것을 목적으로 하였다. 연구의 공간적 범위는 수도권 1,145개 읍면동, 시간적 범위는 2022년이며, 5개의 면적유형별 주택수를 독립변수, 3개의 연령층별 인구수를 종속변수로 하는 주택-인구 모형을 구축하여 지리가중회귀분석을 수행하였다. 주요 분석결과는 다음과 같다. 첫째, 전반적으로 중형주택과 중소형주택이 가장 선호되는 것으로 나타났으나 청년층은 소형주택을, 노년층은 대형주택을 선호하는 등 연령층별 차이가 존재한다. 둘째, 청년층은 서울 내 권역에서 소형주택 선호가 높으며, 중소형 및 중형주택은 경기 권역에서 선호가 크게 나타났다. 셋째, 중장년층 역시 서울 내 권역에서 중소형주택, 경기 권역에서 중형주택의 선호가 높은 것으로 확인되었다. 마지막으로, 노년층의 경우 경기 외곽권역에서 중형 및 중대형주택에 대한 선호가 매우 뚜렷이 나타났다. 본 연구의 분석결과는 지역별 주택 소비자의 주택 선호에 대한 면밀한 정보를 제공하여 효과적인 주택공급 정책 마련에 기초자료로 활용될 수 있을 것으로 기대된다.
Abstract
In order to devise effective housing policies, it is essential to understand the preferences of housing consumers and above all the heterogeneity across regions in the housing market may lead to regional differences in housing preferences. Thus, this study aimed to analyze the regional difference in preferences for housing size by age group. The spatial scope of the study covers 1,145 eup-myeondong in the Seoul metropolitan area, with the temporal range being the year 2022. By constructing a housing-population model with the number of housing units by five size types as independent variables and the population by three age groups as dependent variables, the geographically weighted regression was conducted. The key findings are as follows: Firstly, medium and small-sized houses were the most popular, but there were differences from age groups such as preferences for small-sized houses among young adults and large-sized houses among old ones. Secondly, young adults showed a higher preference for small-sized houses in the Seoul metropolitan area than old, while medium and small-sized houses were more popular in the Gyeonggi area than others. Thirdly, middle and old-aged adults also exhibited a preference for medium and small-sized houses in the Seoul metropolitan area and for medium-sized houses in the Gyeonggi area. Lastly, the elderly had a clear preference for medium and large-sized houses in the outskirts of Gyeonggi. The results are expected to provide detailed information on regional housing preferences of housing consumers andserve as foundational data for devising effective housing policies.
