소형기업에 유연한 업무공간과 서비스를 제공하는 공유오피스 시장이 성장하고 있다. 그러나 공유오피스의 공간이나 이용 행태에 관한 연구에 비하여 임대료에 관한 연구는 부족하다. 본 연구는 공유오피스 임대료의 영향 요인을 도출하는 것을 목적으로 한다. 2024년 8월 기준으로 공유오피스 중개플랫폼을 통하여 148개 공유오피스의 391실의 임대료 자료를 구축하여 종속변수로 활용하였다. 분석모형은 단위 면적당 임대료를 종속변수로, 호실별 특성, 공용 서비스 특성, 건물 특성, 위치 특성을 주요 독립변수로 하는 다중회귀모형이다. 분석결과는 다음과 같다. 첫째, 공유오피스의 개인사물함, 카페, 공유주방, 회의실은 임대료에 양의 영향을 미쳤다. 이 같은 시설에 대한 이용자의 선호가 존재하는 것으로 판단된다. 둘째, 외기에 면하는 창은 임대료에 양의 영향을 미쳤다. 개방감에 대한 선호가 존재하는 것으로 판단된다. 셋째, 공유오피스가 속한 건물의 특성은 임대료에 영향을 미치지 않았다. 공유오피스 임대료 결정요인이 일반오피스와 다를 가능성을 시사한다. 넷째, 공유오피스가 입지한 지역의 3차산업 종사자 수는 임대료에 양의 영향을 미쳤다. 3차산업이 집적된 지역에서 공유오피스 선호가 존재하는 것으로 보인다. 본 연구는 공유오피스 임대료의 영향 요인을 밝혔으며, 공유오피스의 특징적인 서비스 중에서 영향을 미치는 요소를 밝혔다는 점에서 의의가 있다.
Abstract
The coworking space market, which provides flexible workspaces and diverse services for small businesses, has been growing steadily. However, research on coworking space rents remains limited compared with studies focusing on spatial characteristics and user behavior. This study aims to identify the factors influencing coworking space rents. Rent data for 391 rooms across 148 coworking spaces obtained from a coworking space brokerage platform as of August 2024 were used. A multiple regression model was employed, with rent per unit area as the dependent variable and unit characteristics, common service characteristics, building characteristics, and location characteristics as the main independent variables. The analysis results indicate that, first, personal lockers, cafés, shared kitchens, and meeting rooms provided by coworking spaces positively influenced rental prices, indicating a user preference for these facilities. Second, rooms with windows facing outside positively affected the rent, reflecting a preference for openness. Third, the building characteristics that included coworking spaces did not significantly impact rental prices. This suggests that the factors determining rent for coworking spaces may differ from those for conventional offices. Fourth, the number of service sector employees in the area where the coworking space is located positively influences rent, highlighting a preference for areas with concentrated service industries. This study contributes to the literature by clarifying the factors influencing coworking space rents, particularly emphasizing the significant service features uniqueto coworking spaces.
