Abstract
(Background and Purpose) With changes in consumption patterns, contemporary commercial streets are evolving from economic spaces to leisure spaces that provide sensory and aesthetic experiences. Commercial streets hold significant value as important places where various selective activities are preformed and social relationships are formed, necessitating close connectivity among commercial spaces. However, urbanization has caused commercial spaces to expand vertically, reducing pedestrian accessibility and spatial perceptibility, while increasing reliance on signage and decorative elements. In response to these challenges, the boundaries between streets and commercial spaces have been shifting, starting in Seogyo-dong and Mapo-gu and extending areas across Seoul. This study aims to analyze the spatial transformations occurring in these boundary areas and quantitatively examine the visual and physical relationships between streets and commercial spaces through a three-dimensional visibility graphic analysis (3D Isovist). (Method) The spatial scope of the study was limited to Seoul, and the research process was as follows: First, the concept of contact spaces was defined through a theoretical review of the relationship between streets and commercial spaces, and a field survey was conducted to understand the physical conditions of street contact spaces. Based on this, the characteristics of these spaces were systematically analyzed and categorized. Subsequently, a quantitative analysis of the visual relationship between streets and commercial spaces was conducted using 3D isovist, which led to comprehensive findings. (Results) This study revealed that interface spaces in commercial areas varied significantly depending on the commercial functions of the region. In Seongsu-dong's Seoul Forest Road and Apgujeong Rodeo Street, interface spaces are characterized by external experiential spaces, such as Type 3 courtyards and terraces centered around pop-up stores, and Type 7 showroom windows emphasizing exhibitions for flagship stores. These spaces provide pedestrians with a layered visual experience featuring three-dimensional depth. In Yeonhui-ro and Mapo-gu, entry-focused spaces, such as Type 1 external stairs and Type 5 sunken areas, were predominant in enhancing upper-level accessibility and fostering interactions across multiple levels. On Yongsan Station Road and Seosulla Road, smaller food and beverage outlets dominate, with flexible interface spaces characterized by Type 4 terraces and Type 6 open windows. These spaces blur the boundaries between public and private areas, demonstrating a high adaptability that facilitates integrated and flexible use across boundaries. (Conclusion) This emphasizes the need for interface space planning that considers the characteristics of streets and commercial spaces in urban design and layouts. It also emphasizes a three-dimensional approach that considers pedestrian visual experiences. Furthermore, this study revealed that interface spaces in commercial streets provide a multidimensional range of visual choices, offering valuable foundational data for future applications.
