Abstract
(Background and Purpose) Historical buildings often feature distinct architectural styles shaped by the climate and culture of their respective regions. Although these styles may evolve with the changing trends, their fundamental characteristics typically remain consistent. However, many urban regeneration projects involving historical and cultural buildings focus primarily on securing spaces for restoration and functional use. Unfortunately, this often results in insufficient attention toward preserving historical heritage and cultural values. This study aims to assess the current approach to heritage succession in regeneration projects, focusing on the modern utilization and cultural significance of the “Hall” in Beijing, China—a key example of a building revitalized through historical and cultural regeneration. Based on this analysis, this study seeks to draw valuable insights into future regeneration efforts involving historical and cultural assets. (Method) First, the concepts and key elements of spatial regeneration of historical and cultural buildings were summarized through a comprehensive literature review. Second, the historical significance of Beijing Hall and its conceptual framework were examined to guide historical and cultural regeneration. Regeneration evaluation criteria and items were created during this process. Third, a field survey at the target site was conducted to examine the regeneration effects of the four representative halls using an evaluation framework. The survey identified issues, proposed solutions, and assessed their effects on urban regeneration. Finally, conclusions were drawn from the survey analysis results to assess urban regeneration efforts at the halls and provide insights into the sustainable regeneration of historical and cultural architectural assets. (Results) Regarding the physical environment, Beijing Hall successfully restored and utilized the architectural style of its original structure. Second, from the industrial and economic perspectives, spatial regeneration played a significant role in revitalizing the local cultural sector and promoting tourism in the area surrounding Beijing Hall. Third, in terms of the sociocultural aspects, efforts were made to foster community solidarity and maintain the hall’s usage by establishing recognition standards for the space. Functions such as gate hall operations, enhancing the educational role of the site, encouraging commercial exchanges, and promoting cultural and artistic performances were strengthened to ensure the continuity of the local culture. These initiatives contribute to preserving spatial identity through the coordinated efforts of users and managers and are expected to have a meaningful impact on reinforcing local communities in the future. (Conclusions) The spatial regeneration status of Beijing Hall sheds light on the preservation and use of historical and cultural buildings in China and South Korea. A more thorough analysis of related policies and post-utilization user satisfaction evaluations is necessary to improve historical and cultural site use and develop sustainable succession plans.
