Abstract
(Background and Purpose) China's current aging pattern is “9073”, i.e. 90% of the elderly age at home, 7% rely on the community, and 3% live in institutions. At the same time, old neighborhoods built before 2000 have outdated facilities and insufficient spatial functions, and are facing a significant demand for age-friendly renovation. In recent years, Chinese academics have categorized the development of housing into six generations, clarifying the evolutionary characteristics of each generation of housing in terms of spatial form and technology. In this paper, we focus on the fourth to sixth generations of housing, sort out the new trends in three-dimensional greening, spatial variability, and node-based Internet of Things (IoT), and explore the mechanism of translating and applying these characteristics in old neighborhoods, with the aim of proposing low-intervention and regionally transferable design strategies for ageing. (Method) The study adopts a four-step methodology: 1. Reviewing spatial characteristics of six generations of Chinese housing and extracting six design attributes (F1–F6); 2. Combining the policy texts and related literature to summarize 15 high-frequency deficiencies in the six categories of core spaces (D1-D12), which are initially verified through semi-structured interviews; 3. Analyze six Chinese and international aging cases (e.g., Shanghai Micro Modification, Beijing Model House, Lifetime Homes (UK), and Kampung Admiralty (Singapore)) to quantitatively assess the degree of characteristic visibility on a scale of 0-3. 4. Applying a three-dimensional evaluation model to derive six prioritized strategy prototypes (S1–S6), assessing their feasibility and scalability. The model specifically examines three key dimensions: frequency (how often defects occur), defect severity (the level of impact these defects have on residents’ quality of life), and elimination capacity (the feasibility of effectively removing or mitigating these defects). (Results) The study found that three-dimensional greening, variable partition walls, and node-based IoT technologies are highly correlated with defects such as “unused balconies” and “blind lighting zones”. Accordingly, six spatial prototypes are proposed, including “balcony sky green corridor”, “folding partition wall” and “induction tile countertop”, which are suitable for “micro-alteration”, “bureau-alteration” and “rectification”. These prototypes support different scales of intervention and show strong practical applicability. (Conclusions) The “generational characteristics-defect mapping” framework proposed in this study can provide theoretical support and design templates for progressive ageing upgrading of old residential spaces. The proposed strategies—micro-greenery, localized smart features, and flexible layouts—enhance safety, comfort, and emotional well-being under low-intervention conditions and are applicable across regions.
