Abstract

(Background and Purpose) Architectural assets in modern cities are no longer merely objects of preservation; they are recognized as vital resources that represent the history and identity of the city. Therefore, the utilization of architectural assets requires a comprehensive and planned approach that goes beyond physical regeneration. This study aims to reinterpret the concept of Historic Urban Landscape (HUL) by UNESCO from an architectural planning perspective and, based on this, to derive architectural planning methods for the preservation and reuse of architectural heritage. (Method) To this end, domestic and international studies were first reviewed to identify the limitations of Korean conservation and utilization approaches, which tend to focus on maintaining physical form while insufficiently reflecting social and cultural contexts. In addition, the HUL concept was reorganized into four analytical dimensions: urban context, spatial composition, program operation, and community connection. so that it could be effectively applied to architectural planning. Based on this framework, five internationally recognized cases of conservation and adaptive reuse completed after 2011 were selected and analyzed in depth. (Results) Through case analysis, key strategies for the reuse of architectural assets based on the HUL approach were identified. First, in terms of urban landscape and architectural appearance, a planning method aimed at organically integrating architectural assets into the urban fabric was observed. This integration was achieved through the connection with urban structure and external spaces, with the establishment of expansion strategies considering landscape axes and scale harmony. Second, in terms of spatial composition, trends emerged to ensure spatial flexibility and functional expansion through the establishment of relationships between preservation and expansion areas, functional division and integration, and multi-layered mixed program layouts. Third, in terms of program operation and management, strategies were identified that balance profitability with public accessibility, along with various collaborative structures between public and private sectors. Additionally, an approach considering long-term operational sustainability was included, playing a crucial role in securing social sustainability beyond the physical preservation of the space. Finally, in terms of public accessibility and community integration, designs based on community participation were developed through the inheritance of local culture and improved accessibility, suggesting the potential for architectural assets to function not just as objects of physical preservation, but as urban cultural platforms. (Conclusions) This study contributes to the field by extending the HUL approach into an architectural planning methodology and categorizing practical strategies for conservation and reuse. It demonstrates that architectural assets can evolve into sustainable cultural resources that serve both physical preservation and community revitalization. However, the study is limited by its focus on international cases, and future research should apply the proposed framework to Korean contexts to evaluate its local applicability and strengthen links with urban development policies and community needs.
