Abstract
(Background and Purpose) Places are more than physical locations. They are vital assets that acquire distinctive meanings through the experiences and interactions of individuals and communities. Despite their significance, the standardization of places due to indiscriminate urban development, which often prioritizes regional economic interests over cultural or historical considerations, has led to the erosion of place identity. Consequently, many physically degraded spaces remain idle, contributing to urban decline. However, these vacant spaces also present opportunities for regeneration, offering potential for diverse and creative uses. Topopophilia, a concept introduced by social geographer Yi-Fu Tuan, explains how spaces are transformed into meaningful places through emotional connections and personal experiences. This study focused on identifying the topophilic characteristics essential for transforming vacant spaces into sustainable places. In doing so, it aims to provide a theoretical foundation for sustainable environmental development while promoting the strategic utilization of underused urban areas. (Method) The study began with a conceptual analysis of topophilia grounded in Tuan’s theoretical framework. This section includes an extensive review of previous research on the key characteristics of topophilia. Based on these characteristics, correlations between the features of vacant spaces were identified, thereby enabling the construction of an analytical framework. Subsequently, case studies were conducted on seven domestic and international industrial facilities that regenerated into cultural spaces after 2000. These spaces were selected to illustrate the practical applications of topophilic characteristics in different sociocultural contexts. (Results) Through correlation analysis, three key types of topophilic characteristics—intrinsic, cultural, and experiential—were identified. The first is the intrinsic value, which refers to instinctive experiences in which humans respond to environmental stimuli. Through sensory engagement, spaces are imbued with personal meaning, transforming them into places that resonate emotionally with individuals. The second type, cultural values, emphasizes the influence of social norms and cultural contexts. This highlights how collective cultural attitudes shape shared perceptions of spaces. Finally, experiential value reflects subjective and personal interpretations of space shaped by individual experiences and perspectives. This characteristic fosters unique emotional connections and the creation of new meanings that vary across different environments and contexts. (Conclusion) This study provides a theoretical basis for the regeneration of vacant spaces by elucidating the topophilic characteristics that can transform them into valuable places. These findings suggest that topophilic characteristics can serve as strategic tools for revitalizing idle spaces, particularly in South Korea. Future research should focus on the in-depth analyses of specific cases based on these characteristics to enhance their practical applicability in sustainable urban development and cultural preservation.
