Abstract
(Background and Purpose) The impact of modern urbanisation on historic town centres in small and medium-sized cities has been a subject of considerable interest. The phenomenon of increasing unused spaces and declining vitality in these areas has been well documented. In CheongJu, a historic town that once thrived as a commercial and administrative hub, the shift of the floating population and economic activities to suburban areas has resulted in a noticeable rise in unused spaces within the downtown area. However, these spaces, are not merely abandoned but hold significant potential for urban regeneration and the revitalization of commercial areas. This study aims to investigate the emergence of underutilised spaces in CheongJu’s historic town through a quantitative and empirical approach, utilizing Space Syntax to analyze urban spatial structures, floating population patterns, and commercial dynamics. (Method) In order to undertake a quantitative analysis of the urban structure of CheongJu the historic town, the concept of space syntax and relevant case studies were reviewed, along with previous research to derive the concept and contributing factors of vacant spaces. Based on the identified factors, a detailed investigation was conducted on the current state of the area, including road connectivity, building aging, commercial connectivity, and pedestrian flow. Finally, space syntax was applied to analyze the relationship between vacant space locations and the identified factors. (Results) The occurrence of vacant spaces is found to be significantly influenced by the pedestrian-oriented north-south road structure and a lack of connectivity. In the historic town of CheongJu, where pedestrian flow is centered on north-south roads, vacant spaces tend to concentrate in disconnected areas or back roads with poor connectivity. Additionally, the presence of east-west roads, which are oriented towards vehicular traffic, impedes pedestrian movement and contributes to the prevalence of vacant spaces. In contrast, no direct correlation was found between the concentration of aging buildings and the integration or vacant space occurrence factors. However, shop density is closely related to vacant space occurrence, with vacant spaces more likely to occur in areas with limited commercial connectivity within the same type of establishments. (Conclusions) The occurrence of vacant spaces can be attributed to a combination of factors, including the pedestrian-oriented historical urban structure, imbalances in commercial connectivity, and roads designed with a focus on vehicle traffic, which disrupt pedestrian flow. The historic city of CheongJu has historically served as an administrative hub since the Joseon Dynasty and later became an economic center, resulting in vacant spaces appearing not as vacant lots but as empty commercial buildings. Addressing the issue of vacant spaces requires a multi-faceted approach, such as improving urban structure and implementing strategies to boost commercial activity. In particular, it is essential to strengthen pedestrian-oriented spaces and promote commercial connectivity to sustain commercial flow and enhance pedestrian movement.
