Abstract

(Background and Purpose) Modern society faces the accelerating decline (or “extinction”) of certain regions and growth of idle facilities. These issues are driven by rapid urbanization, aging populations, and shifts in industrial structure. In response, local governments have predominantly implemented place identity-centered approaches by repurposing idle spaces into cultural venues. However, questions have been raised regarding the long-term sustainability of these regeneration projects and how effectively they serve users. This study aimed to identify new directions for regeneration by examining successful domestic idle facility reuse cases with high revisitation rates. It also incorporated “non-place” perspectives and traditional place-based approaches to gain a more comprehensive understanding of effective regeneration strategies. (Method) The methodology was based on Relph’s theory of place and placelessness and Auge’s theory of place and non-place. A conceptual review of these theories was conducted, and their interrelationships were analyzed to develop an analytical framework. In this framework, “placeness” was categorized into three dimensions—symbolicity, connectivity, and preservation—and “non-placeness” was defined by three corresponding dimensions—anonymity, disconnection, and extensibility. This framework was then applied to select case studies. For example, the Daelim Warehouse in Seongsu-dong, Seoul—an idle industrial facility that has become a cultural space—was selected because it preserves the physical structure and historical traces of its former use while sustaining steady visitor rates. The selected cases were analyzed using the developed framework to assess their placeness and non-placeness characteristics. (Results) The case analysis revealed several findings. First, symbolism, a locational characteristic containing past elements or a unique identity, was more prominent than anonymity at these sites. Second, the spaces exhibited more characteristics of disconnection than connectivity, indicating that visitors often had individualized experiences with little sense of social solidarity. Third, preservation was highly evident; the facilities largely retained their original physical forms, whereas extensibility was less pronounced. Finally, a composite checklist score of 2.85 was derived, quantitatively confirming the coexistence of placeness and non-placeness characteristics in the regeneration of these idle facilities. (Conclusions) The findings suggest that idle facility regeneration initiatives should be pursued with a dual focus, equally considering placeness and non-place attributes rather than prioritizing placeness. Grounded in the theories of Auge and Relph, this study calls for a paradigm shift away from conventional place-centric regeneration approaches. In practice, this shift entails creating revitalized spaces that align with contemporary modernization trends, emphasizing the integration of “non-place” elements and a commitment to long-term sustainability. Future research should adopt a “place relativity” perspective to allow researchers to clearly distinguish the place-like elements of an idle facility from the non-place-like elements, providing practical evidence to better inform regeneration strategies.
