육아중심 협동조합형 공공임대주택의 주거만족도에 관한 탐색적 연구 - 가양동 임대주택의 사례를 중심으로 -

Abstract

This study aims to analyze determinants of residential satisfaction of cooperative public rental housing for childcare. Consequently, the elderly households’ preference needs to be considered in supplying the elderly housing. The summary of the results are as follows. First, it was analyzed that the biggest satisfaction among the residential satisfactions compared to the existing residential area was the 'residential space suitable to care children amicably'. Second, the satisfaction related to operating a cooperative was generally high. However, 'the necessity of reeducation about a cooperative' was also appeared, which required the system that the residents could assist operating a cooperative through interviews, and it means that reeducations and program assists were required to operate it continuously and institutionally in the future. Third, the differences between double-income and single-income were meaningful. The result of cross-tabulations between whether double-income or not item and the future residing intention item showed that the single-income tended to reside at the current residence for a longer time at the .95 significance level. For the single-income, it is deducible that the satisfaction of the benefits for 'the child-care and neighbor' which suggested the highest satisfaction level affected the expectations of future residing period. Consequently, the factors to decide residence in advance were economics, residential safety and nursery friendliness. This study derives improvements for continuance of new types of housing in future; therefore it is distinctive from existing researches on residential satisfaction on rental housing. This study also has significance as base research to seek potential and improvements of cooperative public rental housing.
