Abstract

The appraisal report has a very important effect as a document that record the results of the appraisal and as a basis for determining whether the appraisal business entities are responsible. The purpose of this study is to analyze the problems and improvements to the appraisal report in terms of system. The problems in the appraisal report system are as follows: ① unreasonable examination of adequacy system, ② the lack of expertise and independence of reviewers etc., ③ rigidity on the form of the appraisal report, ④ the review of essentially required records. The improvements of the appraisal report system are as follows: ① reform on examination of adequacy system, ② the establishment of certification system of the reviewers etc., ③ the introduction of a simple appraisal report system ④ the developments on essentially required records. In the absence of researches on the appraisal report system, I hope that this article will contribute to revitalizing the related research and be used as a basic source for the improvements of the relevant system.
