본 연구의 목적은 공간적 자기상관분석기법을 이용하여 서울시 중심부 토지이용의 군집현상을 분석하고 자 하는데 있다. 연구대상지역은 서울시 종로구와 중구 일부지역으로서, 공간변화가 점진적으로 일어났을 뿐만 아니라 재개발사업 등 대규모 도시개발사업이 이루어지지 않았다. 분석결과, 연구지역내 입지한 도심기능은 생태 단위별로 군집을 이룬 과정과 위치가 상이할 뿐만 아니라 이들이 형성한 영역은 공간적 형태면에서 소매업은 선 적형태로 요식업은 선적형태와 면적형태로 나타났고 가공업은 면적형태로 명확하게 나타났다. 이러한 군집은 동 일기능이 모여 형성된 것과 상호 보완적 기능이 모여 형성된 것으로 나타났다. 여기서 상호 보완적 군집형태는 활동상호간의 연계가 있는 경우와 활동상호간에 연관관계가 없이 이용자의 측면에서 주종적인 활동체계를 형성 한 경우로 나누어졌다. 또한, 소매업의 입지 형태는 공간적 자기상관이 존재하고 있는 것으로 나타났다. 본 연구 는 도시중심부 토지이용에는 유기적인 질서가 존재하며, 생태적인 공생관계가 있음을 확인한 것으로서 도시중심 부 토지이용계획에 시사하는 바가 크다고 하겠다.
Abstract
The purpose of this study is to utilize spatial autocorrelation analysis to examine the status of land useagglomeration at central business district of Seoul. The appointed regions for the study were Jongro-gu and some partof Joong-gu in Seoul. These were the regions which underwent only gradual spatial changes without any big-scaleurban development. The results of the analysis showed that the urban functions within the appointed regions weredifferent in location according to their agglomeration process by an ecological unit. Also, viewed from a spatial patternperspective, retail stores showed a linear pattern, restaurant businesses showed both linear and sectoral pattern, andmanufacturing industries showed a sectoral pattern, Such agglomeration were divided into those formed throughgathering of identical functions or mutual assistance functions. The latter function can be further divided into those witha clear linkage in their mutual activities and the ones without linkage, but which forms a relation of master and servantfrom the users aspect. Also, there exists spatial autocorrelation in the location pattern of retail stores. This studycontributes greatly in the field of land use planning, since it successfully proved that in the status of land useagglomeration at central business districts, there definitely exists an organic order and ecological symbiosis relationship.
