“대” 지목의 효율적 토지이용 등록을 위한 지목세분화 방안

본 연구에서는 “대” 지목의 필지내의 건축물 또는 시설물의 용도와 관련하여 다양한 상업적 토지이용이 이뤄지고 있으나 단일지목체계를 적용하는 문제점으로 인해 법․제도적인 측면이나 3차원을 지적구현등을 앞두고 있는 현 시점에서의 제도적 개선이나 필요성에 따른 지목세분화 방안을 제시하였다. 지목세분화 방안을 위해 외국사례에서는 독일과 대만의 지목체계를 비교하였고, 국내의 토지관련 유관부서간의 도면분류체계에서는 국토이용도, 토지이용현황도, 토지특성조사도, 토지피복도의 4개 도면과건축법상 건축물 용도분류체계와 건설정보 시설물 분류체계를 각각 비교하여 “대” 지목의 세분화 방안을 10개의 용도별로 각기 구분하여 제시하였다
Abstract
This study was presented the subdivision of land category methods according to the institutional improvement or necessity considering the present condition with the upcoming implementation of legal aspects or 3-D due to problems of applying the single category system even when a variety of commercial land use is being made with respect to the use of buildings and facilities within the property of the "building" site. The land category in building site was subdivided 10 land use that with reference foreign cases of Germany and Taiwan, domestic cases of related with land use in building site by comparing 4 maps of land utilization, land use map, investigation of land, and land coverage map, use classification system of buildings by construction law, and classification system of construction information facility.
