Abstract
The utilization of vacant housing becomes a critical issue as the vacancy rate is accelerating. To promote the adequate reuses of vacant houses, it is necessary to take comprehensive consideration of various characteristics of the vacant houses as well as neighborhood environment. This research sets ‘tong’ (Korean administrative unit, smaller than ‘dong’) as the spatial unit for neighborhood environment analysis, and includes distribution characteristics of vacant houses, physical environment characteristics, characteristics of residents, residential housing market and housing construction status as the indicators for this analysis. With these neighborhood environment indicators, vacant housing districts are classified, and various alternatives uses are provided for each type. Also, this study conducts an empirical analysis of the neighborhood environment based on the four case districts in Iksan. As a result, the case districts are categorized as blighted district (Inhwa 22-tong), vacant housing care district (Dongsan 4-tong), and potential vacant housing district (Inhwa 2-tong, Namjung 38-tong). The significance of this research is that it classifies the types of vacant housing districts and provides alternative reuses and practical strategies for each type based on the results of neighborhood environment analysis.
