본 논문에서는 지역불균등을 조건으로 한국에서 자본이 지주화되는 구체적인 기제를 분석한다. 분석 결과 기업은 변화에 대응하는 합리적 선택으로 부동산 보유를 결정하며, 공간구조의 위계성은 개별 기업의 부동산 전략에중요한 조건이 됨을 확인하였다. 수도권 부동산 가격이 상승하고 주업종의 수익성이 하락하는 상황에서, 기업은 수도권 내 생산공간을 투자부동산으로 전환하거나 새로운 투자부동산을 수도권에 매입하였다. 이는 수도권 거점 기업뿐 아니라 비수도권 거점 기업의 실천에서도 나타났다. 이 과정에서 지역불균등은 조건으로 작용하는 동시에, 기업의 실천 결과로 강화될 가능성을 내포한다.
Abstract
This study examines the specific mechanisms of landlordization of capital in South Korea within the context of uneven regional development. We find that firms make real estate holding decisions as rational responses to changing conditions, with the hierarchy between regions serving as a critical factor influencing individual firms’ real estate strategies. In light of rising real estate prices in the metropolitan area and declining profitability in their businesses, firms have either converted production spaces in the metropolitan area into investment properties or acquired new investment properties within that region. This trend is evident among both metropolitan and nonmetropolitan firms. In this process, uneven regional development not only serves as a foundational condition but also holds the potential to be reinforced by the actions of firms.
