아파트 재개발이 경관 변화에 미친 영향: 광주광역시 동구를 중심으로

Abstract

This study explores the impact of apartment redevelopment in Dong-gu, Gwangju Metropolitan City, on the urban landscape. The case study area, Nammun-ro, has recently drawn attention due to extensive apartment redevelopment and the construction of high-rise apartment complexes. The findings of this research can be summarized as follows. First, high-rise apartment redevelopment has been pursued in terms of generating profits in the housing market and creating a more upscale and convenient residential environment. The emergence of this vertical landscape has led to issues such as the privatization of previously shared views and the monopolization of view rights according to the logic of wealth. Second, apartment redevelopment, through the branding of apartment complexes, has fostered social stratification and distinction between classes, while also giving rise to franchise-oriented commercial spaces and educational facilities designed to meet the demands of residents. These processes have brought profound changes not only to the urban landscape but also to the everyday life-world landscape. In this way, apartment redevelopment has gone beyond a mere transformation of the physical landscape to reconfigure both the residential and lived landscapes.
